Types of Building Commissioning

Building Commissioning comes in many forms...

The first type and most recognized is New or Initial Commissioning, which occurs during the construction of a new building or on a new HVAC system within an existing building.  New Construction Commissioning is exactly what it sounds like; the CxA can be involved at any time throughout the design, construction, acceptance, and warranty phases of a project to ensure that building systems are designed, installed and operated as the Owner required (OPR) and for peak performance.

Owners should keep in mind that even after undergoing the initial New Building Commissioning, it is common for building systems components to experience normal wear and tear and fall out of their initial performance.  On-Going Commissioning is a form of existing building commissioning that keeps the building operating within optimal parameters by maintaining continual monitoring.  Many times On-Going Commissioning is paired with Monitor Based Commissioning.

A second type, Retro-Commissioning, is the first time commissioning has been implemented in an existing building on existing HVAC equipment or building systems. 

A third type is Re-Commissioning which is the commissioning of HVAC or building systems that were already commissioned at some point previously, and the owner wants to verify, improve and/or document the performance of their existing systems.

In either Retro or Re-Commissioning, ECBCx would inspect the existing systems, analyze available data, perform an operational assessment, and troubleshoot any malfunctions before providing the owner with a report with suggested improvements or solutions on maintenance problems or issues.  If the owner decides to implement the improvements or corrections, ECBCx would help facilitate that effort and confirm the improvements have been properly executed.
